We are now home, and missing the owners of this lovely villa. IEveryone, including our children are pining away for Nicola and his family. You will never know (well in a few days you will) how much staying in their magnificent home has changed all of us. We are stronger and wiser. I believe the nights just looking at the wall of photos of Nicola's amazing father in the second floor landing; hanging out in the "Trophy Room", something that frightened me a tad when I viewed it online, but, in person, unbelievable. The animals all have names now, I think Victoria has the list :) What a life they have all lead and are leading, and to then to share it with our small, very new family and your other guests, tanti grazie. They set the standard for good living. I will email again with my notes, o boy :) My love and gratitude to Nicola and his family. And a big hug to our piccola pomodora, Palma (or as we also call her: Palma tutti calma, va bene) Ciao, Kate

We spent a very relaxing week holiday here with three couples and children. The location of the house and views are just incredible. The separate shallow area of the pool makes it perfect for small children. The house has a lot of character and all the room and amenities one needs. Very friendly owner/host and caretakers who will make an extra effort to ensure your stay will be perfect. I will definetly be coming back here.

We returned home with many memories. After showing all the photos to our family and friends back home, we are planning another return to Villa Tivoli. The views were fantastic, and to see Rome at night from the terraces was so special to us! Tivoli is a great town to explore and enjoy as "Italians"!
Wonderful service from the housekeeper and caretaker and the owner stopped by a few times to make sure we were well and happy. He even made dinner reservations for us at his favorite spots and we were treated as members of his family once we were there. We highly recommend this lovely villa.

We had a wonderful stay at the villa for Christmas 2009. This is a great house for family vacation. We had 10 adults and 5 kids and everyone just loved the house. The weather was bad when we were visiting but we were told it was cold throughout Europe this year, but the house was so large that we never felt crowded and we were spread out, some woudl sit at the baby grand piano, others watch TV and some taking cooking lessons or surfing the internet with the wireless connection and the desk top computer that was provided. My personal favorite was relaxing on the sofa next to the fireplace! The housekeeper and caretaker ( Husband and Wife) lived in an apartment on the property and made sure we had logs in the fireplace and the house was comfortably heated.
The train and bus station in Tivoli was very convenient to get into Rome in less than an hour. Which was especially fun during the Christmas holidays. We plan on coming back but next time we will try a summer vacation here!

Lots of things to do in the area, we didn't realize that Tivoli is older than Rome and there are ancient ruins here as well, and Hadrian's Villa can be seen from the villa! Easy to get into the city of Rome by train or by bus.
I will definetly be coming back here.

We would highly recommend this property for a large family or group of friends.We were a family group with couples and two families (one had travelled from Australia).The pool is safely gated for small children.The housekeeper and driver are charming. The location is ideal and access to Rome by train is simple. The villa is full of charm and interesting objects and books. It is the perfect place for a party and we didn't feel the need to go out to often at night apart from a few restaurants recommended by our host Nicola-he had nade the arrangements so we were treated like royalty when we arrived to eat. We have no hestitation in recommending this fantastic villa for a unique holiday experience.
