The larger town of Sarteano is where the Italians do their shopping and Chiusi has excellent train service that will whisk you off to Florence for the day. This ancient home was originally known as a palazzo signorile, translated to Noble's or gentleman's house. Today the new owner has restored it to a current noble home, with a collected mix of of antiques and modern furnishings from his world travels - blending the old and new with a sense of style and comfort. ACCOMMODATIONS

GROUND FLOOR
Enter from the front door into a wide entrance hall. On your right is a twin/ king bedroom which can be joined to a double bed, or kept as two single beds. Directly across the hallway is a full bath with a spacious walk-in shower. Further down the hallway on your right is a comfortable living room with a 42-inch flat-screen TV, DVD, and CD Player as well as an iPod docking station and library of books and magazines.
Across the hall is the entrance to the fully serviced kitchen with a fireplace that leads to the dining room with a large Tuscan table. From the dining room, you can open the French Style Tuscan doors to the terrace with a small dining table, or another threshold that leads back to the hallway. At the end of the hallway is another set of doors that leads out to the second terrace with chaise loungers, a short set of steps leading down to the garden with manicured lawn, surrounded by trees, including pomegranates and figs. The property is surrounded by the original stone wall, making sure you have complete privacy, and a wood door leads out to an ancient village street. The kitchen is professionally fitted with a large refrigerator and freezer, designer oven and cooktop, and wine cooler. The large oak island is perfect for preparing your meals. The dining room is adjacent to the kitchen through two walkways, separated by a glass fireplace that can be enjoyed by both sides. From the dining room, a door leads out to a second terrace with a cafe table and four chairs, ideal for enjoying your coffee and listening to the birds sitting in the pomegranate trees.

FIRST FLOOR
From the central hallway, a majestic stone staircase takes you up to a landing with a window overlooking the gardens, continue up another set of steps and you arrive at a second living room with a comfortable sofa and chairs. On your left are two doorways, the first leads to a foyer, straight ahead is a bathroom with a walk-in shower, on the left is an office with a printer and on your right is a double bedroom ( cannot be separated). There is another bedroom door at the end of the hallway so that you can close off the office or bedroom if you choose. On your right are two doors, the first one leading to a foyer, straight ahead is a bathroom with a walk-in shower, and on your right is a large dressing room with a single bed ideal to keep children close by. On your left of the doorway is the second Queen bedroom (which cannot be separated ) and another entrance directly to the bedroom at the end of the hallway. There are doors from the hallway to the foyer and two doors to each bedroom, but the offices and dressing rooms do not have doors. SECOND FLOOR / MANSARDA
Continue up the staircase to the Mansard/ Attic. Enter into the room through a small hallway and you have an en suite and large bathroom with a deep tub and handheld shower. Continue down the short hallway to the spacious room with a King bed and a small seating area. Please note that this room is located in the Mansarda or Attic and the slope of the ceiling at the perimeters does not interfere with your space.

BASEMENT
The Laundry room is reached from the small terrace, reached down a set of stairs. A well-lit room leads you from the 'cantina' to the laundry room where you have a washing machine and a dryer.

GARDENS AND OUTDOOR AREAS
While the front door takes you right onto a pleasant little piazza, the rear door leads you to a private and tranquil garden that is meticulously planted with cypress trees, a pomegranate tree, and particular flowers are chosen for their scent and color. Here in the garden, you will find a small plunge pool (11.5 feet x 8.5 feet x 3 feet deep) and lounge chairs on the main terrace with views of the garden, perfect for sipping a glass of Brunello di Montalcino. From the terrace, an immediate left will take you to a covered storage area and beyond that the small terrace that leads to the dining room. From the main terrace, four short steps take you to the luscious green lawn surrounded by shrubbery and a small plunging pool, a walkway to the left has a staircase that leads you to the basement's laundry room.
