When you are well rested from relaxing at home, there is a lot of land that can be covered in a day. Wonderful restaurants, the sandy beaches of Lake Trasimieno, bustling Peruiga and its candy factory as well as trips to neighboring regions of Tuscany and Lazio are an easy day trip.

ACCOMMODATIONS
GROUND FLOOR
Enter the gated grounds and down a cypress lined driveway of pea gravel and cross the terrace and spacious loggia into the foyer/hallway. On your left is a staircase to the upper floor, further on you come to a light and airy living room with soft pastel yellow walls and white trim archways with hand painted scrolling. The white ceilings add a sense of crispness and light to the room and the warm brown terracotta floors gives a sense of tranquility in the house. Comfortable upholstered while sofas and a brown leather wingback chair sits cozily next to the travertine marble trimmed fireplace. Another door leads out to the loggia. Through an archway to the dining room with a smart glass table that can seat 12 comfortably. Two short steps up and you are in the well equipped eat in kitchen, with American style refrigerator/freezer, a unique work table made from the trunk of an ancient olive tree and state of the art appliances. A large country style door leads out to the gardens. A laundry room with washing machine is beyond the kitchen as well as a full bathroom with shower. From the other side of the kitchen is a small hallway, with another arch looking out to the living room.

FIRST FLOOR
The staircase in the entrance hall is made of antique grey stone. The wrought iron railing and large window above the first landing give the room an airy feel. Up to the Master Bedroom, with en suite bathroom where you find a Jacuzzi tub and a hydro massage shower. This bedroom has two large antique barn doors that leads you to its private terrace with 180 degree views of the valley. Here you have a small café table and chairs, the perfect place to sip your morning coffee and read a good book or newspaper. There is also a double bedroom and twin bedroom and another twin bedroom made up of two day beds. The hall bathroom is large and spacious, with a Jacuzzi and hydro massage shower as well.
THE GARDENS
The long cypress driveway and immediate areas surrounding the house up to the terrace and loggia are covered in pea gravel. Surrounding the house is a well tended park for walking and relaxing and abut an oak forest. The swimming pool is located on a garden terrace above the house surrounded by umbrellas, chaise lounges and chairs and an external shower. The same incredible views from the house are also visible from the swimming pool. The swimming pool has wide Roman stairs and a depth of 1.2 that gently slopes to 2.2 meters.
