The town of Cortona is just 11 minutes by car where you have everything you need for your time at Le Tre Grazie - shopping, grocery stores, markets, dinner at Osteria del Teatro , or just enjoying city life. For a slower pace, two small villages are only 5 and 7 minutes from the estate, yet you are surrounded by the owners olive groves which make you feel as if you are miles away from anyone. Within a half hour you can be in a vineyard in Montepulciano, or exploring the Etruscan museum in Chiusi, the chocolate factory in Perugia. Arezzo is reached in under 45 minutes and within an hour you can be in the hilltowns - Orvieto, Spello, Gubbio.

The large cozy living room is elegantly furnished with antique pieces, has a vaulted ceiling made from the original bricks and separates the fully equipped kitchen from the adjacent seating area, The bedrooms are all en suite, King bedroom with shower and Jacuzzi tub, Queen bedroom with hydro massage shower and the twin bedroom with a shower. There is also a hall bathroom with Jacuzzi shower and a separate entrance with garden and private outdoor dining area and barbeque.

Enter into an impressive hallway which leads to the living room with satellite TV and DVD-player. The typical Tuscan kitchen with dining table and fireplace is fully equipped with everything necessary to prepare traditional Tuscan meals, or invite the villa's cook to prepare local favorites such as Ribollita or Chianti beef steak on the open fireplace. There is a single sofa bed in the dining room to accommodate a child or teenager. Two Queen bedrooms and one Twin bedroom, One bathroom with Jacuzzi shower, another with Jacuzzi tub and the third bathroom has a normal shower. An internal stone staircase leads to the first floor. Outside, off the small studio is a separate entrance with garden and private outdoor dining area with barbeque.

Just a few steps from the farmhouse, this small cottage was originally the granary, now it is a beautiful little oasis ideal for grandparents or a family with teen age children. You enter through a large glass door that lets in plenty of natural light and are in an open concept room with living area and nice corner kitchen. A king bedroom and a bathroom with Jacuzzi completes this floor. A staircase leads to the loft twin bedroom suitable for children. They will need to share the bathroom downstairs. Outside a small covered loggia with tables and chairs is perfect for a quiet breakfast before meeting up with the rest of the group in the main house

GARDENS
The huge garden-park surrounding the villa and the swimming pool is perfect if you want to take a walk in the open air. You are surrounded by nature and peacefulness with breathtaking views onto Cortona. The park has an abundance of trees from century old oaks, to tropical palms. You can walk the picturesque alleys lined with large cypress trees or stroll among the stone fountains, colorful flowerbeds and over small bridges and manicured lawns. It will be hard to believe that you are so close to Cortona.
